
Print Terms and Conditions
Once you have made your booking you are bound by the booking
conditions below. Your booking is with Arabian Escapes
LLC, PO Box 211044, Dubai, United Arab Emirates, a company
registered with the Dubai Economic Department under Licence
no. 571429 henceforth known as “the company”.
Villas/Apartments
Every effort is made to ensure that the description of
facilities and services of the villa/apartment you have
chosen is accurate, however the company cannot be held
liable for omissions, errors or alterations to a property’s
facilities and services whether temporary or permanent.
Deposit
A non-refundable deposit of 30% of total accommodation
cost must be received at the time of making your booking.
The person facilitating the booking shall be deemed
to have accepted, and by making the booking represents
to the company that he/she is authorised to accept the
booking conditions on behalf of all persons named in
the booking. We recommend you purchase comprehensive
Travel Insurance at the time of booking. All those staying
in the property must be mentioned in the booking form.
Final Payment
Final payment of the entire holiday is due at least
56 days prior to travel. Security Deposit payment of
Dhs 1,500 must be made with final payment. If final
payment is not received by the due date, the company
reserves the right to cancel the booking without notice.
If the number of people booked to share the property
changes, we must be notified immediately of the revised
number of people. If booking is made within the 56 day
period then 100% of the rental is due at the time of
booking.
Booking procedure
Before making a booking you must contact us first to
make sure that your chosen property is available for
the dates required. At this time you must have read
these terms and conditions. We accept both Visa and
Mastercard and should you wish to pay by these means
you will be sent an invoice via a secure link through
our online payment system. We also accept American Express
through a mail order system, there is a 2% charge for
this service. Alternatively we can e mail/fax you an
invoice if you wish to make payment by bank transfer.
Your funds must be received 72 hours from the date of
invoice or we reserve the right to consider the booking
invalid and will re advertise the property for the dates
requested. If for any reason the monies take longer
than the 72 hours then you must send proof that monies
are on their way and we will grant an additional 48
hours. The same booking procedure applies to the balance
due 56 days prior to arrival. Monies will be due 72
hours from date of invoice. The same also applies if
your booking is made within the 8 week period. 100%
of the rental is due within 72 hours from date of invoice.
Our holiday letting agreement will be sent to you at
the time of booking we ask that you read through this
agreement and sign in the presence of a witness (non
family member) and fax a copy of the signed agreement
back to our office.
Arrival and Departure
All villas and apartments are available from 3pm from
the start day of the holiday let and must be vacated
by 10am on last day of holiday let. However if your
chosen villa/apartment does not have any other guests
on those days you may be able to arrive/vacate at slightly
earlier/later times. These times must be arranged and
agreed with our office prior to arrival. A staff member
will be available upon your arrival at the property
to meet you with the keys, show you around and assist
with any questions.
Cancellations
In the event of cancellation, the Tenants must notify
the Company immediately and any notice will be effective
upon receipt by the Company. The following cancellation
charges shall apply:
Notice Charge
a) more than 8 weeks deposit only
b) less than 8 weeks deposit + 20% balance
c) less than 6 weeks deposit + 25% balance
d) less than 4 weeks deposit + 50% balance
e) less than 2 weeks deposit + 70% balance
f) less than 1 week deposit + full balance
Pricing Policy
All prices are correct at time of publishing and are
subject to change due to exchange rate fluctuation.
Our prices are based in UAE Dirhams.
Security Deposits
A bond of between Dhs 1,500 to Dhs 3,000 depending on
the property is held as security against any additional
cleaning, removal of excess rubbish, damage or undue
wear and tear. All damages, breakages or losses to the
property, furniture or furnishings will be paid for
by the tenant and must be reported to us immediately.
For damages over and above the security deposit held
an invoice will be issued and payment will be due immediately.
Deposits are refundable within approximately 7 working
days after check out and all deposits are subject to
clearance from the company. In case of any damages the
company reserves the right to hold the deposit until
the cost of damages has been finalised. It is the responsibility
of the tenant to leave the property clean and tidy,
and excess rubbish dealt with appropriately. The condition
of the property must be left as close as possible to
the condition it was in when you began your stay. The
loss of keys will attract a replacement and call out
cost of AED 350.
Relationship
The company organise and arrange the accommodation pursuant
to contractual arrangements it has with property managers
and owners. The company does not occupy or have any
control over any property and as such is not liable
for any damage or loss, whether to person or property
and howsoever arising, to any person who has booked
accommodation through the company. Although bookings
are managed by the company, the final decision as to
the availability of the property for rental rests with
the owners. Should owners withdraw their property from
the rental pool, the company will make every effort
to offer comparable accommodation at no extra cost to
those whose bookings that are affected. If the company
concludes that it is not able to offer comparable accommodation,
those whose bookings have been affected will be entitled
to a refund of any deposit paid.
Sickness
If special provisions are required as a result of illness
or disability of one or several of the booking party,
any special request must be made in the space provided.
The Company will not be liable for any loss, damage
or loss of enjoyment to the holiday if not notified
at the time of booking.
In the event of serious disability or illness, the Company
reserves the right to decline any booking.
Visa and Insurance Provisions
It is your responsibility to ensure that you have the
appropriate form of Visa attached to your passport for
the purposes of entering the UAE. Further it is your
responsibility to ensure that you have the appropriate
level of Travel and Sickness Insurance for the duration
of your stay in the UAE. This is a Mandatory requirement
and the Company will wish to see the insurance Policy
prior to arrival.
Travel arrangements
The Company does not own either an Airline or Car Hire
Company. Thus, it will be your responsibility to make
your own travel arrangements to and from Dubai. In the
case of Car Hire, the Company will be able to arrange
hire for you but will need to have at least 7 days advance
notice with a copy of your passport for identification
purposes. You will need to ensure that you have an International
Driving Licence.
General rules applicable to accommodation
• All rubbish shall be wrapped, tied and placed
where indicated. Bottles/boxes/glass etc placed in recycling
bins where provided. All Rubbish must be removed from
the property daily.
• No excess noise from Radios, TVs, doors slamming,
voices etc to be made at any time within the property
or grounds and in particular in residential areas when
returning home late. After 9.00pm no noise to be audible
outside the property and, if necessary, doors &
windows should be closed to ensure this. Neighbourhood
noise is a frequent cause of complaints. If someone
is disturbed by a particular noise incident (like a
noisy party), they may contact the 'Holiday Letting
24 hour number' who may direct a person causing the
noise to stop at any time of the day or night. Should
Security be called to a property more than twice, those
occupying the premises will be evicted without refund.
• All doors and windows shall be left securely
fastened when the premises are left unattended and a
member of the company team reserves the right to enter
and fasten the same if necessary.
• Those persons appearing on this booking form
shall be the only persons entitled to enter the accommodation
and no substitution shall be made during the letting
period.
• There are to be no visiting guests overnight.
Only registered guests are permitted to stay at the
property overnight. Breaching this condition will result
in immediate eviction and forfeiture of your bond.
• All Guests are required to keep, retain and
leave the property in good order. Any damage or breakages
are to be reported to the company immediately. Inspections
of properties may be made with reasonable prior notification
to the tenants.
• For SECURITY reasons, Please DO NOT allow access
to the property to ANY persons you CANNOT PERSONALLY
identify.
