As every property is different, home owners will require different services. We offer a range of services for you to choose from that supplement the standard home owners package and the holiday letting booking and property management service

Garden maintenance

Due to the hot and dry conditions here in the Gulf it is essential that your garden is watered on a regular basis. You may have a built in watering system so you would need a weekly visit from a gardener to maintain the garden, mow the lawn and check the irrigation system. If your garden does not have a watering system you will need a daily visit from a gardener to maintain and water your garden. Maintenance will include trimming of hedges, trees and lawn, weeding and pruning.

Your swimming pool will need regular care and maintenance. We will arrange a twice weekly clean which will include vacuuming, scrubbing, chemical check and a check for leaks. Each visit is 1 ½ hours long. You must have your own cleaning equipment which will be kept at your villa for each visit.

Pest control

With the climate here in the UAE it is important that your property is protected against any type of insects. The products used are approved by the Dubai Municipality and by the EEC. They are safe for children and pets and it is recommended the property be sprayed every 3 to 4 months. The prices quoted are for General Pests. If you need to be protected against fleas, ticks, bed bugs or rodents then prices are available separately. Please contact our office for a quotation. Annual contracts are available.

Cleaning

We can take care of the cleaning and laundry of your villa/apartment prior to the arrival of you or your guests. Our charge will vary depending on the size of your property and is chargeable at Dhs 25 / USD 7 per hour. Additional cleaning during your stay can be arranged with 24 hours advance notice.

Baby Sitting Service

We can arrange competent babysitters to give you a well-deserved break from the kids. Our fee will be payable on the evening and is chargeable at Dhs 35 / USD 10 per hour. We will require 24 hours advance notice.

Please note that our staff are not qualified Nannies but do have experience of child care.

Fire Extinguisher and Smoke Alarm Installation

As a matter of safety, especially in the case of apartments, we would always recommend fire extinguishers are fitted at your property. As part of the requirements of our terms and conditions for holiday letting your property, we can arrange the purchase and installation of fire extinguishers and smoke detectors.

NOTE
• The equipment will be charged at cost. Purchase and installation will be charged at our standard hourly rate of AED 65 /    18 USD per hour. Upon presentation of our invoice, amount will be due 7 days prior to installation.


Gas Bottle

We recommend you always have a spare gas bottle on hand however, we can arrange to check this for you and if necessary have a new bottled fitted ready for your arrival.

Priced by gas bottle size.

Mail Collection Service

As we do not have a home mail delivery service here in the UAE, we can act as official key holder to your mail box. We will arrange to collect the mail from your box and forward it to your home address so you never miss out on any important correspondence.

Maintenance

Ageing and the UAE climate will all take its toll on your property. We use a number of approved companies who, under our watchful eye, undertake any repairs internally and externally as required. If you already have an agreement with a maintenance company we can arrange repairs/maintenance on your behalf.

NOTE
• Upon presentation of an estimate of works required, amount will be due 7 days prior to the works being undertaken.
• Should you already have a maintenance contract we charge UAE 65 / 18 USD per hour to arrange and oversee repairs as    necessary. Once the repairs have taken place we reserve the right with written permission from the home owner and upon    presentation of our invoice to charge the home owners credit card directly for this service.
• Exchange rate for Dirhams to USD is fixed at 3.67


Handover of your new property

We can assist with your property handover. Deal directly with the developer on your behalf. Complete a snagging list of problems and make sure all repairs/works are carried out on completion. We can also arrange water and electric connection.

• This is charged on a case by case basis when requested. An estimate will be sent to you at which time 50% of this will be due,    balance upon completion of works.

Builders or First Clean

We will arrange for your home to be professionally cleaned after the builders have departed removing all dust and grime.

• Upon presentation of our invoice the amount will be due 7 days prior to the clean.


Furniture Packages

We can assist you with furnishing your villa/apartment to include curtains and blinds. We work with a specialist furnishing house who can offer bespoke furniture packages for apartments and villas of any size.

Our packages can include all your appliances, electrical equipment, linen, bedding right down to your crockery and cutlery. The following are guide prices only and we are able to furnish your apartment or villa according to your budget.

Guide prices:
• 2 Bed apartment or villa AED 50,600
• 3 Bed plus study apartment or villa AED 65,000
• 4 Bed apartment or villa AED 86,100

Decoration, Landscaping and Swimming Pool Installation

We use a number of design companies that can assist you with your requirements. We will be happy to oversee the work in your absence, updating you with a regular progress report including photographs of your project as it develops.

Professional Photographs for Properties of Distinction

If you have an exclusive property in an outstanding location we highly recommend you have a professional photographer take pictures. Professional photographs can be extremely beneficial in the marketing of your property giving it the edge.
